General Requirements
- There is a $45 application fee per person that is non-refundable. This fee is paid directly to TransUnion (one of the three major credit bureaus) to provide a credit, employment, and criminal background check. This will NOT impact your credit score.
- If a co-signer or parental guarantee is required, they must also pay an application fee to provide a credit and background check
- Valid government-issued picture ID (driver's license, military ID, passport, etc.) and social security/tax ID card
- Once approved, a security deposit and signed lease is required to secure the property; the property is not considered rented until we have the deposit and signed lease
Income Requirements
- Monthly gross income of all applicants should be equal to or above three (3) times the monthly rent
- Tax returns, bank statements, paychecks, or employer confirmation are acceptable income verifiers
- Students will need a parent/guardian to co-sign as a parental guarantee that must be notarized. They will need to complete an application, meet all credit and income guidelines, and pay a $40 application fee as well.
- Unemployed individual(s) applicants will need to provide some form of verifiable income source
- Self-employed applicants will be required to show proof of income through copies of the previous year's tax returns and last three months of bank statements.
Automatic Denials
- A credit score below 600
- Any active, past-due accounts on credit report
- Any judgments or collection efforts filed by past landlord or property management companies
- Most felony convictions within the past 7 years and most misdemeanor convictions
- Any past unlawful detainer action or eviction within the last 3 years
- Any discrepancies between the rental application and verified information

Frequently Asked Questions
No. Since we partner with TransUnion's tenant screening service, the rental applicant and any co-signers or parental guarantors initiates the release of his or her own data from the credit bureau. The resulting inquiry is considered a soft inquiry, which does not impact his or her credit score.
